The 2025 Budget proposes to eliminate the UHT as of the 2025 calendar year. The Underused Housing Tax (UHT), a 1% yearly tax that applies to vacant or underused residential property owned by Canadian Corporations, non-resident, or non-Canadian Owners has been proposed to be eliminated for the 2025 calendar year.
As proposed, previous years would still be payable. However this is great news for foreign owners of Phase 2 properties in Whistler as this tax was payable by owners in The Four Seasons, The Delta Whistler Village Inn and Suites, The Westin Resort and Spa Whistler and other Phase 2 properties. This was problematic as these properties are not 'residential', in the sense that they cannot be lived in full time. However as many of them had kitchens they fell under this tax.
The elimination of the UHT is a welcome shift in policy.
